Khosbin Buys Two Office Buildings in Greenspoint

Holliday Fenoglio Fowler L.P. announced the purchase of two multi-tenant office buildings—333 North Sam Houston Parkway and 10700 Interstate 45 North—by the Koshbin Co. for an undisclosed amount.

“The very positive and improving real estate fundamentals in Houston present one of the best buying opportunities in decades,” said company head Manny Khoshbin.

333 North Sam Houston Parkway East and 10700 Interstate 45 North are both located within the Greenspoint submarket, close to the George Bush Intercontinental Airport north of downtown. The two buildings together total 395,424 square feet of office space.

333 North Sam Houston Parkway East is a 12-story, 213,777-square-foot building with a four-level, 704-space parking garage. The property is currently 72 percent leased. 10700 Interstate 45 North has 181,647 square feet of space that is currently 47 percent leased and also features a five-level, 434-space parking garage.

The seller, whose name was not disclosed, was represented in the deal by Holliday Fenoglio Fowler’s senior managing director Dan Miller and director Martin Hogan.

The Khoshbin Co. is a privately held commercial real estate company based in Irvine, Calif., that specializes in acquiring, managing and repositioning Class A and B industrial, retail and office properties.
