Jonathan Rose Cos. Breaks Ground on 185-Unit Mixed-Income Green Development

By Anuradha Kher, Online News EditorHarlem, N.Y.–Jonathan Rose Companies LLC, in partnership with Lettire Construction, broke ground today on Tapestry, a 12-story 185-unit mixed-income residential green development at 245 East 124th St. in Harlem, N.Y.Tapestry is the first LEED (Leadership in Energy and Environmental Design)-based mixed-income rental building in Harlem.Tapestry will create a Manhattan green gateway community at the foot of the Triborough Bridge that balances a mix of affordability between market-rate, middle-income and low-income apartments. The project is expected to receive a LEED Silver rating. In addition, it is designed to meet the Enterprise Green Communities Criteria, and is participating in the NYSERDA Multifamily Performance Program (MPP). Amenities at Tapestry will include underground parking, a membership gym, green finishes, accessible green roofs, outdoor patio, doorman, concierge, a media room/children’s playroom, bike storage, in-unit laundry in select apartments and a community laundry room. In addition to the 185 apartments, the development will also feature 8,000 sq. ft. of retail on the ground floor, with the possibility of additional retail space on the mezzanine level. Tapestry is part of the 125th St. River to River Rezoning, a multi-city agency rezoning effort to infuse the area with cultural, retail, entertainment and residential uses. Jonathan Rose Companies and Lettire Construction have worked closely with the Manhattan Borough President’s Office, local Council members, Community Board 11 and the Department of City Planning to appropriately integrate the project into the River to River Rezoning initiative.
