Transaction prices per square foot for office properties averaged $277, retail assets averaged $179 per square foot, and industrial space commanded an average of $88 per square foot in the fourth quarter of 2018, according to data from Real Capital Analytics. CBD office properties averaged $456 per square foot and suburban office space went for an average of $216 per square foot. The price per square foot for CBD office assets increased by 22.9 percent year-over-year and by 9.9 percent on a quarter-over-quarter basis. Compared to the fourth quarter of 2017, industrial properties posted increases in pricing (up by 10.0 percent), followed by suburban office (up by 5.4 percent) and retail assets (up by 1.1 percent). In the multifamily sector, prices per unit for garden-style apartments grew by 7.5 percent year-over-year, while prices for mid/high-rise apartments increased by 6.8 percent.

Transaction prices per square foot for all property types averaged $219 in the third quarter of 2018, with CBD Office properties commanding the highest value of $398. The price per square foot for this property type increased by 37.7 percent year-over-year in October, and by 13 percent over the previous quarter. Compared to the third quarter of 2017, industrial properties posted increases in pricing (up by 17.4 percent), followed by suburban office (up by 9.5 percent) and retail assets (up by 2.7 percent). In the multifamily sector, prices per square foot for Garden Apartments grew by 6.1 percent year-over-year in October, while prices for Mid/High-rise Apartments increased by 5 percent.

Transaction prices per square foot for all property types averaged at $202 in the second quarter of 2018, with CBD Office properties commanding the highest value of $357. The price per square foot for this asset type decreased by 8.4 percent on a year-over-year basis, and by 22.8 percent quarter-over-quarter. Compared to the first quarter of 2018, only Suburban Office properties recorded increases in pricing (up by 8.6 percent), while prices for Retail were down by 1.9 percent and Industrial prices declined by 3.4 percent. In the multifamily sector, prices per square foot for Garden Apartments increased by 8.9 percent year-over-year, while prices for Mid/High-rise Apartments grew by only 2.1 percent. Compared to the first quarter of 2018, Garden Apartment pricing grew by 5.5 percent and Mid/Highrise Apartment prices dropped by 7.7 percent.

Transaction prices per square foot for all property types averaged at $219 in the first quarter of 2018, with CBD Office properties commanding the highest value of $463. The price per square foot for this asset type increased by 13.0 percent on a year-over-year basis, and by 25.5 percent quarter-over-quarter. Compared to the fourth quarter of 2017, Industrial properties recorded increases in pricing (up by 11.0 percent), followed by Retail (up by 4.5 percent), while Suburban Office properties recorded a 3.4 percent drop. In the multifamily sector, prices per square foot for Garden Apartments increased by 2.6 percent year-over-year, while prices for Mid/High-rise Apartments grew by 10.0 percent.
