NAI James E. Hanson has facilitated a long-term lease agreement with KS Trading Corp. for a newly renovated industrial building at 495 Barell Ave. in Carlstadt, N.J.

The 23,062-square-foot property is situated just one block from Washington Avenue in Carlstadt, with easy access to Routes 3, 17, and 46, I-80 and the New Jersey Turnpike. It is also located just eight miles from New York City via the Lincoln Tunnel.

NAI Hanson senior vice presidents, Thomas A. Vetter, SIOR and Jeffrey W. DeMagistris, SIOR, represented the landlord, Barell 495 SG, LLC in the transaction. William Lee, vice president at Eastern International Realty, Inc. represented the tenant.

Based in New Jersey, KS Trading Corp. is a manufacturer and marketer of casual clothing for men and boys. The company will utilize the additional space to house and distribute its golf apparel line of clothing as it grows its distribution capabilities and services. The renovated facility offers three loading docks, good column spacing and 16’ ceilings. Recently completed improvements include new entryway façade and landscaping, new bathrooms, new windows and energy efficient lights throughout the building.

“The landlord completely renovated the building which led to a high level of interest from industrial users,” said Tom Vetter. “Ultimately the building upgrades and its easy access to major area highways and public transportation were an ideal fit for KS Trading Corporation as it expands its operations in Bergen County.”
