New York—Brooklyn-based Ideal Properties Group is launching a new luxury rental building in the Park Slope neighborhood of Brooklyn.

The development, 548 Fourth, features 17 two-bedroom, two bathroom apartments, offers high-efficiency systems and benefits from green construction methods. The building’s oversized windows will enable residents to savor dramatic views of the Brooklyn and Manhattan skylines, mirrored in the waters of the East River and Brooklyn Harbor.

Smaller units start at $3,800 per month, larger units at $3,900 monthly. Currently in the pre-marketing stage, the building is ready to be shown to a waiting list of future residents. Showings will begin at the first open house Saturday, June 28.

Among the additional features of the apartments are fully equipped stainless steel and granite kitchens and in-unit washers and dryers. Virtual doormen will provide security at the entrance and convenience for services.

“There is a very constrained amount of inventory becoming available in the area, in contrast to the enduring high levels of demand for rental apartments,” Ideal Properties Group managing director Aleksandra Scepanovic tells MHN. “At the same time, the Fourth Avenue corridor is that rare part of Park Slope that still has a handful of relatively large swaths of land allowing mid- and larger-scale development, including former industrial and manufacturing properties awaiting development plans. The avenue continues to develop, and the sustainably developed 548 Fourth adds to its residential landscape.”

The apartment community is located within steps of a number of coffee shops, restaurants and bars. They include De Luxe Coffee, Has Beans, Chipshop, Barbes, Beer Table and Bar Toto. It is also near Prospect Park and Pavilion Cinema.

“In a densely developed city like New York City, there are always challenges involved in the process,” Scepanovic says. “In areas with mostly low-lying properties, developing a building taller than its surroundings often creates opposition to the new and the tall. The developer worked with the local community to make sure any and all objections were more than adequately addressed.”

Park Slope continues to be one of the most desirable rental neighborhoods in Brooklyn, Scepanovic adds. “Given the lack of inventory throughout the borough, and with all the amenities and views this building offers, we are confident the units will rent quickly. In fact, we already have a waiting list of people who would like to tour the building in hopes of renting a space in it.”

She says 548 Fourth lends itself to the remolding of the Fourth Avenue corridor, as envisioned by former mayor Michael Bloomberg and his administration.

Ideal Properties Group specializes in premier brownstone Brooklyn neighborhoods, along with Williamsburg, Gowanus and many other of the borough’s most sought-after enclaves.
