Huffines Expands TOD in Greater Dallas-Fort Worth

Huffines Communities has started work on the next phase of its transit-oriented development, Hebron 121 Station in Lewisville, a suburb of Dallas-Fort Worth. Preleasing for the phase will begin in late 2015 with occupancy in early '16. It will include 242 new residences.

Lewisville, Texas—Huffines Communities has started work on the next phase of its transit-oriented development, Hebron 121 Station in Lewisville, a suburb of Dallas-Fort Worth. Preleasing for the phase will begin in late 2015 with occupancy in early ’16. It will include 242 new residences.

The existing 680 residences of the 90-acre multifamily property are at near 100-percent occupancy, according to Huffines, adding that the new buildings will be inspired by Southern coastal architectural style, similar to properties in Savannah, Ga., and Charleston, S.C. The three- and four-story buildings will feature plank exteriors and surround landscaped courtyards.

Common amenities at Hebron 121 will include fire pits, outdoor grills and various conversational seating areas. There will also be a sand beach, resort bar and 10,000-square-foot clubhouse. Wi-Fi will be available in all common areas of the property.

As a TOD, Hebron 121 Station is adjacent to I-35E, Texas 121, the President George Bush Turnpike, and a rail station. Hebron 121 Station is one of five stops on the Denton County Transportation Authority commuter line, which allows passengers to ride from downtown Dallas to Denton with connections throughout the DFW Metroplex.

The City of Lewisville has completed construction of a bridge across Timber Creek linking the main entrance to the I-35E north-bound service road adjacent to Hebron 121. The city also owns and maintains 150 acres devoted to hike-and-bike trails, lakes and green space.
