Houston Luxury Apartments Add Co-Working Space

Ascension on the Bayou, a luxury apartment community in Houston, has added a 10,000-square-foot co-working space.
Created by a partnership between PRD Inc. and WorkFlourish, the live/work concept is the first of its kind in Houston. Workflourish acts as the operating partner that is running the co-working operation within Ascension on the Bayou.
“We believe that the purpose of developing living and work space like Ascension and Workflourish is to provide the place where connection and community best occurs,” Trevor Hightower, Workflourish’s founder, told MHN. “Not just to provide the right space solution, but ultimately to see the lives of our occupants made better as a result of living or working here. We can achieve this through creating the right environment, cultivating a connected community, and providing a distinct service and care with is more relational than transactional.”
The space allows start-ups and companies a workspace in the main lounge, two conference rooms, a business center and meeting space, several individual work desks, a community kitchen, eight private offices, 25 corporate housing units and a large media area with platform seating and a projector.
Co-workers are also permitted to use resident amenities, including the resort-style pool and fitness center. Co-working space runs $200 to $450 per month and up to $3,200 per month for a private office suite.
“We have seen at Ascension that the right kind of co-working operation can create additional NOI for our partner-owner in originally planned non-revenue producing space, while increasing demand, occupancy, and the overall experience for the users of the building,” Hightower said. “This is because of changing nature of user demand in what they want, need and expect from a living and work space.”
Inside the apartments
Ascension on the Bayou is a 280-unit luxury apartment community, offering one- and two-bedroom units. It is located nearby CityCentre, the Westchase District, the Energy Corridor, Memorial City, and Chinatown.
Meeks + Partners served as designers on the co-working project.
“People are demanding a higher standard of living coupled with work/life balance. Ascension on the Bayou does just that,” Ryan Meeks, Meeks + Partners’ partner, said. “With a focus on culture, place, and experience to enhance the lives of residents, people can sense this from the moment they enter the front door.”
According to Hightower, WorkFlourish is currently in discussions to partner with other multifamily owners to activate the common area space of specific buildings with its coworking community and operation.
