Hines Goes Back to the Future

A groundbreaking office building developed by Hines is under construction in downtown Minneapolis.
Designed by Michael Green Architecture of Vancouver in collaboration with DLR Group, the 220,000-square-foot office building will be the first commercial property in the United States to use engineered wood for both its structure and interior, as Commercial Property Executive reported last fall.
Located at 316 Third Ave. N. in the North Loop, the seven-story building is dubbed T3 to reflect the key elements of timber, transit and technology. Drawing its inspiration from the neighborhood’s historic brick and timber buildings, T3 will incorporate more than 12,000 square feet of ground floor retail. In an amenity area encompassing upward of 10,000 square feet, the building will offer a fitness center, rooftop patio, more than 100 bike parking stalls and a social workspace.
“This office building combines the aesthetic, spatial volumes, and warmth of older brick and timber buildings, with state-of-the-art amenities and systems,” said Hines Managing Director Steve Luthman in a statement. “This combination of ‘old & new’ allows for high densification and meaningful recruitment and retention benefits for T3’s occupants.”
T3 is located one block from Target Field and is adjacent to Dock Street Flats and Union Plaza, two other properties owned by Hines. Completion is scheduled for the fall of 2016.
