Agoura Hills, Calif.—Work has started on Terracina Apartments, a new 72-unit apartment development in southern Los Angeles County. The property, developed by AMCAL Multi-Housing, a specialist in affordable and workforce housing, will provide affordable units within the jurisdiction of the Housing Authority of the County of Los Angeles.
The development is funded by an allocation of $15.5 million in 9 percent in Low-Income Housing Tax Credits that was awarded in 2012. The County of Los Angeles Economic and Housing Development Division will also fund $5.7 million through its HOME funds program.
The one-, two-, and three-bedroom apartment units will offer resident parking and storage space, as well as patios overlooking a large landscaped park. Energy-efficient appliances will reduce costs for residents, and the area surrounding the complex will sport large walkways with barbecue areas, a tot lot and seating areas for residents.
In addition to providing housing for low-income families with children, Terracina will designate 15 units to Transitional Age Youth (TAY), and will provide community support and services for emancipated foster children who may otherwise end up homeless. Stable and supportive housing allows TAY residents to finish their education or secure gainful employment.
Terracina will also include a 1,800-square-foot community room with space for educational and social services programs, along with a kitchenette. The location of the community will provide residents access to public transportation, a full-service grocery, pharmacy, medical clinic and retail outlets, all of which are within walking distance.
The property will be LEED Silver certified and exceed Title 24 energy standards by 17.5 percent, according to the developer. The projects will be subject to a minimum low-income use for 55 years.
