Gilbane Breaks Ground on New Student Housing in Ames, Iowa

Gilbane Development has announced that it has officially entered the Ames, Iowa student housing market with the ground breaking of 23 Twenty Lincoln, a 320-bed student community that will serve the student population of Iowa State University’s campus in Ames.

“We have not developed property in the Ames market before, but have developed and own a portfolio of similar properties at multiple other top-tier universities similar to ISU,” Gilbane Vice President Russell Broderick tells MHN. “There are few fully amenitized student properties this close to campus and the majority of the existing properties are 10-plus years old.”

The community, located directly across the street from the front gate of the university will replace another building, which is currently being demolished and will be replace by the 23 Twenty Lincoln. The new building is expected to be complete by the 2015 academic year. It will be managed and leased by Asset Campus Housing. The project will also add 5,000 square feet of retail space to the existing Campustown development. Gilbane has had discussions with local retail tenants, but is still taking calls from other interested vendors.

Amenities are sure to be the likely draw for students. Gilbane plans to include modern features such as controlled entryway and free Wi-Fi and internet. Amenities will include a lobby computer center and coffee bar, high definition TV lounge, state-of-the-art fitness center with cardio and weights, a tanning room, study lounges and a third-floor clubhouse that opens directly onto a private landscaped courtyard that includes a hammock garden, fire pit and outdoor barbecue kitchen.

Unit floor plans will be apartment-styled and fully furnished with private bathrooms and bedrooms. They will also include in-unite side-by-side washer and dryer, a fully appliance kitchen with granite counter tops, large walk-in closets, high-speed internet, cable and flat-screen TV. Roommate matching, 24/7 resident services and individual by-the-bed leases will be offered to students.
