Garden Communities Begins Leasing of Fair Lawn Mixed-Use Community

Garden Communities, a subsidiary of Garden Homes, has began leasing operations on the 150 luxury rental apartments of Fair Lawn Promenade, a mixed-use community in Fair Lawn, N.J., currently under construction along Route 208.

“The Residences at Fair Lawn Promenade is a new suburban transit oriented community consisting of luxury rental apartments in a pedestrian-friendly mixed-use town center, which provides residents with an opportunity to live, work, dine and shop without the need for a car,” Scott Loventhal, director of development for Garden Homes, tells MHN. “The mix of new renters and young professionals in the area spurred demand for high-quality, well-located luxury housing options, and Fair Lawn Promenade is filling the void.”

The Residences at Fair Lawn Promenade will consist of one-, two- and three-bedroom units ranging in size from 900 to 1,825 square feet and will be located in two mid-rise four story elevator serviced contemporary buildings. The residential component will be complemented by 65,000 square feet of retail, service and office space.

Units will feature condominium finishes including individually controlled and metered utilities and central heating and cooling with seven-day programmable thermostats, stainless steel appliances, granite kitchen counters, in-suite washers and dryers, a landscaped amenity deck and controlled building access systems with state of the color video monitors in each unit.

Residents will have access to a variety of amenities including reserved garage parking, fitness center, daytime concierge, 24/7 onsite maintenance and ample communal gathering space.

The community is strategically located within a short distance of New York City and New Jersey’s major thoroughfares, only 14 miles from the George Washington Bridge and within walking distance of the Radburn Station of NJ Transit’s Bergen line providing service to the city.

According to Loventhal, while Garden Communities New Jersey Portfolio of rental properties has been comprised primarily of garden style apartments in well-located suburban communities, many of its current projects follow the philosophy of “building communities for our future.”

“Recent trends suggest that prospective suburban renters want housing choices that are convenient to mass transportation, shopping and dining options,” he says. “The majority of our new rental communities are in suburban in-fill locations, affording renters access to all of the conveniences that older suburban garden style communities generally do not provide. Today’s renters are ‘renters by choice’ and are demanding luxury amenities and finishes that older communities simply do not provide.”

Garden Commercial Properties has signed leases with several well-known restaurants and retailers at Fair Lawn Promenade, including Starbucks, Qdoba, Wireless Depot (d/b/a Verizon Wireless), Anthony’s Coal Fired Pizza, European Wax, Noodles & Company, Massage Envy, Habit Burger and Cups Frozen Yogurt.
