Fast-Growing Colorado Town Gets 1st Community

Rooney Properties has opened a 176-unit luxury community in Timnath, Colo., that marks the first apartment development in the fast-growing town between Denver and Fort Collins. Pre-leasing of the property, Timnath Trail at Riverbend Apartment Homes, began in April.
Managed by Mission Rock Residential, the seven-building community is located at 4801 Signal Tree Drive, adjacent to the Poudre River and its popular Poudre River Trail. The property features garden-style apartments and select townhome residences with scenic mountain views. Floorplans of the one-, two- and three-bedroom homes range from 700 to 1,200 square feet.
High-end finishes throughout the units include solid-wood doors, granite countertops and 9-foot ceilings. Designed in the style of a mountain resort, the community aims to support an outdoor lifestyle and offers car charging stations and bike rentals. Amenities include a large, upscale clubhouse, pool and hot tub, outdoor movie projector and fitness center.
Serving a booming community
To the east of the site is the new Town Center building that opened earlier this year. Just north, at the corner of Signal Tree Drive and Harmony Road, The Neenan Co. is developing a 30,000-square-foot, mixed-use retail center The Plaza at Riverbend, which will house retailers including Zzap Pediatrics and Domino’s Pizza.
The new community was built in response to the rapid expansion of Timnath, a statutory town along Interstate 25 on the outskirts of Fort Collins. A sleepy community with just 625 people as of the 2010 census, the town is now home to around 4,000 people and is expected to add 20,000 new residents over a 20-year period.
Rooney Properties worked closely with the Timnath Town Council to identify the site and work through new zoning solutions in order to bring the town its first multifamily development, which also represents the Wisconsin-based firm’s first project in Colorado.
