Fifield Starts Work on Latest Chicago Apartment Tower

Chicago—Fifield Cos. has broken ground on Next, a 310-unit apartment project in Chicago’s River North neighborhood, which is adjacent to downtown, just north of the Chicago River. The property will also include about 6,000 square feet of ground-floor retail space.
The 28-story tower, located at 347 W. Chestnut St., will offer studio, one-, two- and three-bedroom apartment units ranging from 462 square feet to 1,727 square feet. Finishes will include plank flooring, quartz countertops, Grohe faucets, oak-faced flat paneled cabinets, and oversized windows. Some units will also feature private balconies and master bedroom walk-in closets.
Common amenities will include an outdoor pool and spa with an adjacent terrace, a fire pit, and outdoor grilling kitchens. The property will feature a fitness club with an indoor/outdoor yoga studio; demonstration kitchen; coffee bar; gaming center; business center and conference room. There will also be a bicycle “kitchen,” a trademark of Fifield Cos.’ properties, which offers residents bicycle storage, supplies, tools and air pumps.
The company, which has been developing in Chicago for decades, posits that demand for apartments will continue to grow. “With more and more multinational corporations and small technology startups moving into the city’s River North neighborhood, the area north of Chicago Avenue in is in high demand by developers and potential residents alike,” said Randy Fifield, vice chair and principal at Fifield Cos., at the groundbreaking event this week.
Pappageorge Haymes Partners is the building’s principal architect, while McHugh Construction will be the GC and Soucie Horner Ltd. will design the interior spaces. In March, Fifield Cos. donated $3.1 million to the City of Chicago’s affordable housing fund on behalf of Next. The property is expected to deliver in early 2017.
