Equus Rides into Winter Springs, Takes Waterfront Property

The Shadow Creek in Winter Springs is… Well it is no longer Shadow Creeks, to begin with.

The Shadow Creek in Winter Springs has new owners and a new name. Equus Capital Partners Ltd. has acquired the 280-unit waterfront multi-family property and rebranded it Madison Riverwalk. The Philadelphia-based private equity firm bought the asset, its second in the Orlando area, on behalf of a discretionary fund. At the time of closing, the community was about 95 percent occupied.

Located on Red Bug Lake Road, the garden-style community features a mixture of one-, two- and three-bedroom apartments with up to two bathrooms, and on-site amenities including a clubhouse, fitness center, business center, pool, outdoor grilling area and various sports courts. Its location offers convenient access to Orlando’s central business district, the University of Central Florida and several major thoroughfares, such as Interstate 4 and State Road 417.

Equus plans to invest more than $3 million to upgrade units and common areas and to rebrand the property. Madison Apartment Group, Equus’ multi-family operating arm, will manage the community. Equus also owns the Madison Clermont on the west side of the city.
