Energesco, FCP Invest in Energy Efficiency at The Woods at Addison

Energesco Solutions has entered into an agreement with real estate owner Federal Capital Partners on a $1.6 million energy efficiency project at The Woods at Addison community in Capital Heights, Md. The project is partially financed through a grant from the Maryland Department of Housing and Urban Development’s Multifamily Energy Efficiency and Housing Affordability Program.

The 225-unit asset was acquired by FCP in 2013 as part of a portfolio transaction, according to Yardi Matrix data. The 25-building property was built in 1960 and is spread across more than 11 acres at 6500 Ronald Road. The unit mix consists of one- to three-bedroom floorplans averaging 944 square feet. Common-area amenities include a basketball court, a playground, a swimming pool, laundry facilities and 450 parking spaces.

Cutting costs, boosting comfort

The energy efficiency upgrades include complete HVAC replacements with 16 SEER air conditioning units and 96 percent AFUE furnaces that will significantly lower heating and air conditioning costs, which will also reduce operations and maintenance time and expenses. Bathroom exhaust fans will be replaced with Energy Star models to cut energy and moisture buildups. Interior and exterior LED fixtures and bulbs will be installed throughout apartments and common areas. In addition, the overhaul will include the installation of insulation around hot water pipes, as well as sealing all areas of the building envelope for greater energy efficiency and increased thermal comfort.
