Emmanuel College Plans $128M On-Campus Residence Hall

The Boston Redevelopment Authority approved a $125 million student housing facility at Emmanuel College.

Boston—A new residence hall planned at Emmanuel College was recently approved by the Board of Directors for the Boston Redevelopment Authority (BRA) at the first meeting of 2016. Total costs for the project initially submitted in 2012 were estimated at $125 million.

The new dormitory on the campus will be constructed on the site of the existing Julie Hall located on Brookline Avenue. Totaling 267,000 square feet, the development will be a 19-story building with 691 beds, a café serving prepared foods and ground floor space for a variety of student life and academic uses. Additionally, there will be 102 bicycle spaces and 15 underground parking spaces.

Compared to Emmanuel’s Institutional Master Plan, the project will be smaller, with 29 fewer beds and 7,550 less square feet and 185 less parking spaces. The project will create 226 construction jobs.

The team selected for this project was formed by the developer, Emmanuel College, and includes Elkus Manfredi Architects, Kyle Zick Landscape Architecture Inc., Nitsch Engineering, R.W. Sullivan Engineering, McNamara/Salvia Inc. and construction manager John Moriarty & Associates Inc.
