Embrey Partners Starts Construction on 306-Unit Ballpark Luxury Apartments

Construction is now under way at The Carillon, the first private development in the vicinity of the Nashville Sounds’ new home, First Tennessee Park, according to San Antonio-based developer Embrey Partners. The 306-unit luxury apartment community is part of the revitalization of the Sulphur Dell area. It’s expected to open in spring 2016. The revitalization of Sulphur Dell has been at the top of the agenda for Nashville city leaders. Mayor Karl Dean especially has been vocal about the initiative.
The four-story project will comprise 306 one- and two-bedroom apartments offering 599 square feet to 1,704 square feet. Rents will range between $1,378 and $3,000. Community amenities include a 7,500-square-foot clubhouse comprising a fitness center with yoga and multipurpose rooms, a gaming center, private dining center, presentation kitchen, two private resident courtyards with grilling stations, outdoor seating and outdoor fireplace, a resort-style swimming pool and package concierge system.
Unit features include wine refrigerators, quartz and granite countertops, glass-top ranges, high-end flooring, upscale plumbing and lighting features, and balconies. Moreover top floor residents will enjoy sweeping views of downtown Nashville’s evolving skyline. The Carillon will move to the top of the list for Nashville’s baseball fans, as the project’s top floor will provide partial views of the playing field.
The Carillon’s contemporary urban architecture will correlate with First Tennessee Park’s design, as well as the architecture of future nearby attractions, such as the Tennessee state library and archive buildings set to rise across the street.
Embrey Partners affiliate Embrey Builders will handle construction, while Embrey Management Services will manage development. The development team also includes BGO Architects and Littlejohn Engineering. A previous, 250-unit version of The Carillon sported a $37 million price tag.
Embrey Partners purchased the 3.91-acre site about two months ago. According to the Nashville Post, Embrey paid $3.45 million for the land bounded by Jefferson Street, Jackson Street, Fourth Avenue and Fifth Avenue.
The adjacent First Tennessee Park is in full-blown development. Expected to open in spring 2015, the ballpark will replace the Sounds’ current home at Herschel Greer Stadium, as previously reported. The $65 million project is expected to be a catalyst for development in the area.
