Developers Unveil Mixed-Use Community in Alexandria

Called the Modera Tempo, it is the first new development to be completed within the Landmark/Van Dorn Small Area Plan.

Called the Modera Tempo, it is the first new development to be completed within the Landmark/Van Dorn Small Area Plan.

Mill Creek developed the project in joint venture with AEW. Modera Tempo is located on the corner of South Van Dorn and South Pickett streets. The transit-friendly mixed-use community includes 492 studio, one- and two-bedroom apartment homes; 15,000 square feet of retail space; and numerous amenities, including a fitness center, two pools and three private courtyards.

According to the developers, Modera Tempo was designed to fuse western Alexandria’s early 20th-century-art modern aesthetic with more traditional architectural elements. Chris Gordon, AIA of KGD Architecture, the project’s architect, said in a news release that no two buildings at Modera Tempo look the same, so the community has the feel of a neighborhood rather than a single development.

Amirali Nasserian, vice president of development for Mill Creek Residential, added that Modera Tempo’s first building was delivered with 50 apartments already leased. A second building will deliver this month and a third in April. According to the development’s website, rents start at $1,565 per month for a studio apartment.
