Developer Breaks Ground on 195-Room Hotel in D.C.’s Capitol Riverfront

Developers are looking to add another hotel to the Washington, D.C. metropolitan area. On March 10, Bethesda-based Englewood LLC announced the start of construction for the new Homewood Suites by Hilton in the District’s Capitol Riverfront neighborhood. The cost of the project was not disclosed.

The Homewood Suites Washington DC – US Capitol / Ballpark Area hotel will be located at 50 M St., S.E., close to popular attractions such as Capitol Hill and Nationals Park. It will have 195 studio, one- and two-bedroom suites, designed for both business and leisure travelers. Hotel amenities include a fitness center, an indoor pool, a rooftop terrace and a business center. According to the developer, the new building will also feature approximately 4,500 square feet of retail space on M Street, directly across from the Metro entrance.

Opening is scheduled for late summer 2016. The Homewood Suites Washington DC – US Capitol / Ballpark Area will be managed by Interstate Hotels and Resorts. Turner Construction Co. is the project’s general contractor.

In its latest hospitality report, Marcus & Millichap said that the Washington, D.C., metro area had a solid 2014, posting higher occupancy throughout the year. However, only modest performance gains were registered in the District. Most of the gain can be attributed to the performance of properties in Maryland and Virginia.
