Dallas Design Firm Enhances Public Spaces in Calif. Luxury Community

Chula Vista, Calif.—Studio 11 Design has completed designs for the public spaces of Pulse Millenia Apartments, a new luxury apartment community developed by Fairfield Residential in Chula Vista, Calif.
“This is a newly developed area, with a new Town Square and a shopping area across the street, and in thinking about the design, we wanted to appeal to the multiple demographics that were going to come in and start this new community and make this development home,” Stacy Elliston, Studio 11 Design’s principal, told MHN. “We always like to do a lot of research and pull its history into the story of our selections, so that’s where we started.”
The area is well known for a parade and festival, and Studio 11 Design pulled from the history, picking it up through colorization of the artwork. But Elliston describes the basis of the design as “very traditional, an ode to more modern finishes.”
Pulse Millenia Apartments offer one-, two- and three-bedroom apartments, all stylishly designed with a dash of elevated luxury.
Throughout the public spaces, from the leasing office and social lounge to the fitness studio and beyond, Studio 11 Design implemented a clean, contemporary aesthetic achieved through the creative use of light and materials, including natural architectural stones and wood tones indigenous to Chula Vista.
“In the leasing building, we did the leasing office and two private offices within that. There’s a cyber café and lounge, so we have computer stations set up, a nice communal station set up there, and a lot of integration into connectivity,” Elliston said. “Once we move into the formal clubhouse amenity space, there’s a kitchen, a pool table, and the whole space has a wall that is fully windows and doors that opens up into the pool area. That integration of inside and out is a very desirable one in California.”
Natural lighting was also a big design element within the property.
“You won’t see a lot of window treatments. It’s very open and benefits from the natural sunlight,” Elliston said. “We always stress the importance of having it fit within the environment and we really did stress that quite a lot.”
The clubhouse also has a private dining room with a custom-designed wood table and a custom-designed chandelier.
“The second floor is all fitness related,” Elliston said. “There’s a fitness room and a yoga room.”
The property is located just across from Otay Ranch Town Center, home to the area’s best shopping, dining and entertainment options.
