Completion Nears for Amenity-Rich Suburban Philly Apartments

Leasing activity is picking up for Phoenix Village, a $54.3 million apartment and retail development in downtown Phoenixville.
Designed by VLBJR Architects, the project consists in a two-building complex with 275 apartments and 20,000 square feet of retail, which, according to the Philadelphia Business Journal, will be complete during the middle of September.
The community is being developed by a partnership involving family-owned Phoenixville development company DeMutis Group and Dick Fox and Rob Lee of Fox Realty Co. The project broke ground last June, but the development plan has been on the drawing board since at least 2011.
Phoenix Village covers seven acres of the old Phoenix Steel site fronting Bridge Street. It is located within a walkable downtown area of the city, with easy access to a variety of restaurants and shops. Several employment centers such as Collegeville, Malvern and King of Prussia are also situated in the project’s proximity.
The new development offers nine different styles of apartments, as well as direct access to the Schuylkill River Trail. Amenities include a 6,000-square-foot lobby that will double as an art gallery and have a lounge area and business center, a 12-seat dining room with a kitchen where residents can cook or hire catering for a dinner party and a club room with a bar, pool table and a viewing theater. Residents can also enjoy an outdoor pool and pool house, as well as an 11,000-square-foot outdoor deck with a bocce court, water feature, fire pit, and an area to show movies and hold yoga and other classes.
Manny DeMutis, who spearheaded the project, hopes that this wide range of amenities will set this property apart from the competition and retain residents year over year. In this sense, plans also call for a part-time event planner that would organize regular gatherings for tenants to help create a sense of community at Phoenix Village.
