Central Harlem Condo Development Half Sold After First Month on the Market

About half of the condominiums at L+M Development Partners Inc.’s Central Harlem mixed-use development, The Adeline, have sold in the first month of sales. The community is expected to be completed this fall.

The community, which is expected to be completed this fall, is located at 23 West 116th Street and will feature 83 luxury residences. Halstead Property Development Marketing (HPDM) has been tapped as the exclusive sales and marketing firm for the community.

“We’re very encouraged by the tremendous early response we received from buyers, with a flurry of interest and signed contracts during an exclusive pre-sales period before the opening of our formal preview gallery,” says HPDM President Steve Kliegerman. “From the building’s striking exterior to its warm interiors and comfortable residences, The Adeline was thoughtfully designed with high caliber finishes and amenities, which is resonating very well in the Central Harlem marketplace where new inventory, especially of this stature, is very low.”

Tell Metzger, development director at L+M Development Partners tells MHN that the units sold so far include 18 one-bedroom homes, 19 two-bedroom homes and eight three-bedroom homes.  He expects the community will be sold out in the near future.

“We have witnessed strong activity and interest and anticipate the building will be sold out by the summer,” he says.

The Adeline’s 83 units will be composed of one- through four-bedroom residences and three penthouses that range in size from 1,046 to 1,912 square feet. One of the penthouses will feature a 37-foot long living space and private roof top terrace space.  Pricing for the available two- three- and four-bedroom residences starts at $1,025,000 and will likely include a 25-year 421-a tax abatement.

“Prior to the site becoming The Adeline, it included a parking lot and private basketball area for a different building,” Metzger adds. “However, we are replacing both. There will be a parking garage in the building, and we are rebuilding a basketball area off-site.”

23-W-116TH-ST-06-KITCHEN-3G-FINAL-RV-2Residences will include an assortment of high-end finishes.  For starters, the kitchens include European-style lacquered cabinetry paired with marbled Caesarstone countertops and backsplashes, as well as Kohler under-mounted sinks with Grohe faucets.  Additionally, units are equipped with triple pendant accent lighting and recessed down lighting. Two- through four-bedroom units will offer a 36-inch Kitchen Aid French Door refrigerator and several of the three and four bedroom residences’ kitchens will include paneled hoods above the range.

Other living space elements include wide-planked European oak floors, hand-laid herringbone tile, tiled laundry closets, individual heating and cooling systems. Bathrooms include herringbone pattern porcelain tiles, double-height medicine cabinets oversized mirrors, and dual vanities in most bathrooms.  Master bathroom showers are glassed-in with Grohe rain showerheads and Carrara porcelain wall tiles.

“We wanted to respect both the old and the new in Harlem, so we carefully layered modern and traditional details throughout The Adeline,” Metzger says. “We worked hard to make the outdoors more accessible through oversized windows, many private terraces, and two levels of shared outdoor space. Additionally, three of the City’s most beautiful parks are located within short walking distance.”

Other common areas include a resident fitness room, children’s playroom and a large resident lounge that includes workspace, a screening area and kitchenette. Additional services and amenities include refrigerated package delivery, a 24-hour doorman, private storage areas and bike storage.  On-site parking is also available for additional purchase.

Metzger notes that the building’s mixed-use component will include about 25,000 square feet of retail space, saying that “15,000 square feet has already been signed by Blink Fitness and the remaining 10,000 square feet is available for lease.” He adds that Blink Fitness is expected to open sometime this year.
