The Benefit of Catering to Renters and Owners

Arlington, Va.—LCOR has received final site plan approval from the Arlington County Board for The Altaire, which will be developed at 400 Army Navy Dr. in the Washington, D.C., suburb of Arlington. The company will break ground on the multifamily project later this year, with completion planned for the second quarter of 2018.
The development will include both for-sale and rental units. Plans call for two towers, with the first tower including 150 condominium units and the second tower offering 300 rental units.
Located on 1.77 acres at the border of Crystal City and Pentagon City, the 20-story buildings will be LEED Gold and feature a passive optical network throughout, along with energy-efficient mechanical systems. The project will also include floor-to-ceiling glass façades with balconies accompanying several units, which will be a design feature unique to the neighborhood.
The two towers will share a landscaped courtyard with an outdoor pool area and fire pits, a fitness center, a club room and a sky lounge. Both buildings will feature rooftop terraces overlooking D.C.’s monumental core, with views of such places as the Washington Monument, Capitol Building, White House, and the Jefferson and Lincoln Memorials. Although each residential tower will have a separate entrance, they will share access to a common reception area with 24-hour security, concierge service and staffing.
According to LCOR senior vice president Harmar Thompson, The Altaire is the first large-scale condo to be approved in the neighborhood. “It will cater both to the ongoing demand for rentals, and the pent-up demand for condos,” he said.
