Cascades at World Golf Village Enters Penultimate Phase

St. Augustine, Fla.–The Cascades at World Golf Village in St. Augustine, Fla., continues to grow, as Dock Street Communities kicks off the sixth of the seven-phase development of the active-adult master-planned community. Phase 6 will add 54 residences to the enclave.
The Cascades sits within the World Golf Village, a golf vacation destination and home of the World Golf Hall of Fame. Dock Street took over development of the Cascades in October 2009, acquiring the then-bankrupt property from Wachovia Bank with the assistance of financing from York Capital.
Today, all amenities at the active-adult community have reached completion, including a 22,000 square-foot, state-of-the-art clubhouse with a media center, a computer room, an arts and crafts studio, card rooms, a fitness facility, indoor and outdoor swimming pools, and bocce and tennis courts. Residents can also avail themselves of a multipurpose ballroom with a performance stage.
The Cascades has attracted a great deal of attention among the 55+ crowd since the change in ownership. With Dock Street at the helm, 60 new homes have been sold within the past 15 months, and 11 lots in Phase 6 have already been claimed. “Our residents desire to be in a community with like-minded people, where they can have a home, own land and not have to worry about property maintenance,” Rainbow Russell, marketing director with Dock Street, tells MHN. “They are in a resort-style community where they automatically have a way to meet people and make new friends.”
Creating a desirable environment with an emphasis on living well is just one of the developer’s key goals at the Cascades. Providing an atmosphere that is conducive to socializing is also of great importance to Dock Street, as the community is a magnet for seniors seeking to leave their longtime home states for sunnier skies. “Most of our homebuyers come here from the Northeast,” she notes.
Phase 7 of the Cascades will result in an additional 54 residences for a total of approximately 450 homes. Russell anticipates that the active-adult community, one of approximately 20 neighborhoods in World Golf Village, will be sold out by the end of 2012.
