Carpenter Square Mixed-Use Project Gets the Green Light, Roxborough Project Still Pending Approval

The Philadelphia Redevelopment Authority (PRA) selected an affiliate of the Goldenberg Group to build a $6.38 million mixed-use complex on a vacant property located at 1001-1035 S. 17th Street. Once the City Council approves the design of Carpenter Square, the developer is expected to complete the project in two years. According to Philadelphia Business Journal, the new Carpenter Square development will include 11 townhouses and six condos, as well as 2,000 square feet of retail space and 1,000 square feet of open space and off-street parking.
The development will also have plenty of sustainable features, according to a NakedPhilly.com article. Apart from implementing a storm water management system and a constructive vegetative buffer with a drainage bin—the two major components of the LEED certification that developers hope to gain for the whole project—all homes will receive LEED certification upon completion.
In further residential news, retired architect and occasional investor/developer Stephen Goldner is seeking community approval for a new neighborhood that would replace a vandalized property located at 5627 Ridge Avenue in Roxborough. As reported by NewsWorks, the 3.5-acre site is still housing the abandoned Ivy Ridge Assisted Living Center owned by Villanova resident and multimillionaire Rosalind S. Lavin—who owes the city $85,000 in unpaid taxes since 2009.
Stephen Goldner came up with a brand-new housing plan that would include 32 homes with four bedrooms and three-and-a-half baths. If the plan gets neighborhood approval, the property zoning would need to be changed from R-4 to R-5, which allows for detached or semi-detached single-family dwellings and places of worship. Though Goldner’s plan is meant to revitalize this blighted area, neighbors are concerned about the number of homes, the traffic it would trigger and its effect on the community.
