Bringing Urban Amenities to a Canadian Lakefront Property

Grimsby, Ontario—LJM Developments, a developer based in Burlington, Ontario, plans to begin construction soon on a luxury housing and retail development project called Waterview Condominiums. The community will be located on the historic lakefront of Grimsby, Ont., an approximately one-hour train ride from Toronto.
“We spent a lot of time researching several towns in the Greater Toronto Area; Grimsby was particularly attractive given the town’s strategic location as ‘Gateway to Niagara,’ and also its reasonable proximity to downtown Toronto,” Liaquat Mian, president of LJM Developments, told MHN. “We found from our research there is a conglomerate of buyers in Grimsby and the surrounding area that desire luxury condominium living for a host of reasons.”
Among those reasons, he said, are the need to downsize, and the desire to experience urban amenities within the charming small-town Grimsby environs.
“Lakefront was another draw for us, and after our conversations with the Grimsby Council, we found they were very progressive and visionaries, and had the capacity to entertain an idea for a high-rise facing the lake,” he said.
“In addition, we appreciated the town’s efforts to enhance the lakefront through a bold lakefront master plan. [This] will create waterfront rails and beaches along the lake, a luxury enjoyed by residents of [the] Burlington and Oakville lakefront.”
These factors, when combined with the development of a Grimsby train station to be unveiled this year, spurred LJM to consider developing in the area.
The company wanted to bring a genuinely unique, luxurious project exceeding standards to the market. “This is represented in our building materials, a concrete structure with upgraded fixtures, and resort-like amenities,” Mian said.
He added the company’s project and marketing team achieved major milestones. LJM Development was first in its market to introduce 3D virtual tours to give buyers “a real sense and feel for the project,” Mian said.
“Use of advanced technology has proven quite useful and something we plan to emulate in future projects. We were quite nervous at our launch last May, being in this new market. But the response we got from our customers and the support from the city put us at ease very quickly.”
The development features a mix of one- and two-bedroom and penthouse suite condominiums. As the company moves toward its April 14 groundbreaking, more than 75 percent of the residences have sold.
“The numbers speak for themselves,” Mian said. “Selling a home is a tough business and we take pride in our team’s ability to fine tune the product to meet customer expectations, which have always served in helping us achieve the highest standards. . . Our chic designs and quality product [have] encouraged other developers to follow suit.
“As a result we are starting to see more developments being announced in the surrounding area, which is great for the future of Grimsby.”
