Boutique Condo in New York Set for Occupancy in Summer 2009

She adds that the target demographic is “high net worth individuals” looking for the exclusivity of a Park Avenue address “in an extremely beautiful space that’s also modern.”Unlike many of the co-op buildings on the Upper East Side, 1055 Park Avenue is a condominium. Therefore, board approvals are not necessary to buy into the building, and every resident will have the opportunity to serve on the board of directors.Designed by Kohn Pederson Fox and CetraRuddy, the Upper East Side condominium offers duplex and triplex residences. The homes, which are on average 3,200 sq. ft., range from two- to five-bedrooms, and the triplex penthouse opens to a large, private outdoor terrace.Each residence will feature oak floors, marble master bathrooms, Poggenpohl cabinets and Miele appliances. In addition, residences are equipped with the HomeLogic management system to control everything from in-home climate and technology systems to phone messaging. Kohn Pederson Fox designed the glass curtain wall to ensure that every residence is bathed in light and enjoys Park Avenue views, yet is not lacking for privacy. CetraRuddy juxtaposed the glass exterior with a traditional lobby warmed by rich leather and stone. “The exterior is very unique because it’s an all-glass façade, which is unique to the area that is older and mostly brick,” notes Susanne Day, project manager at The Marketing Directors. “The location on the corner allows all homes to have at least two exposures,” allowing a lot of light into each home. “Having a lot of light on Park Avenue is very difficult to find because most other buildings have punched windows,” Day adds.Amenities at 1055 Park Avenue include a full-time doorman, a live-in building manager for residence assistance and maintenance and a private concierge—Luxury Attache—for a wide range of personal requests. In addition, residents will have access to a fitness center that features a Kinesis circuit-training wall.
