Boston—Construction management at the $77 million Boston Wharf Tower project has been awarded to Boston-based Suffolk Construction Company.

Located at 319A Street Rear in Boston’s newly christened “Innovation District,” an area of about 1,000 acres along the South Boston waterfront where ancient brick factories and warehouses have been taken over by entrepreneurs, the project will soar 20 stories and encompass 258,000 square feet. In addition to its 202 rental units, the development will include a four-level, above-grade 96-space parking garage. It is expected to be complete by January 2014.

The development’s design will maximize space, while minimizing energy usage, and is expected to walk away with no less than LEED Silver certification.

The Boston Wharf Tower project is being developed by Portland, Ore.-based Gerding Edlen, and is the developer’s first Boston-area project. Architecture is by ADD Inc. Officials from both these firms joined with Suffolk Construction and state and local officials this summer for the development’s groundbreaking.

Groundbreaking attendees were able to avail themselves of the chance to glimpse an “interpretation” of a Boston Wharf Tower residential unit, fabricated on site by the Suffolk project team and artistically designed by a local artist.

The creativity of the Fort Point Channel region was also spotlighted in the one-day interactive display, which served to underscore the district’s support for new residential development in this emerging area.

The term “Innovation District” was coined by Boston mayor Thomas Menino, who has stated the Boston Wharf Tower project will help begin transforming the job-creating, clean-tech-housing district into a vibrant, 24-hour community.
