Bonjour Capital’s 333 Greene in Brooklyn Launches Leasing

New York—Leasing begins this month for 333 Greene Ave., a new 12-story, 56-unit rental property on the Clinton Hill and Bedford-Stuyvesant border in Brooklyn. The announcement was made by developer Bonjour Capital.

Offering a mix of one-, two- and three-bedroom apartments and duplex units, 333 Greene showcases a classic brick-and-glass exterior complementing the neighborhood’s distinctive architecture legacy. Developed over the past year, the property is situated between Franklin and Classon Avenues, within walking distance of many popular and acclaimed new Franklin Avenue entertainment and dining venues. Rental prices start at $2,175 for a one-bedroom and rise to $2,800 for a two-bedroom and $3,975 for a three-bedroom apartment home.

“We jumped at the opportunity to invest in 333 Greene because we saw the area evolve into a very desirous Brooklyn neighborhood,” Bonjour Capital CEO Charles Dayan tells MHN.“I used to say that 333 Greene was located in an up-and-coming community with a burgeoning food scene. But it is no longer up-and-coming. It is here. The project was stalled for years and was surrounded with obstacles. We had the vision, skills, experience and funds to make the acquisition and to redevelop the property expeditiously into the most luxurious building in the area. We are extremely pleased with the final product, and are confident that prospective renters will enjoy it immensely.”

As Dayan indicates, when Bonjour Capital purchased the site, the company was faced with a number of hurdles. “We develop with a goal of keeping properties for the long term, and thus true quality construction is of vital importance,” he reports.

“In this particular case, in order to ensure proper quality, we needed to take a few steps back before moving forward. We basically stripped the building back to its core and shell, redesigned it, and then rebuilt it. We even changed all the windows because we were not happy with the quality and look. We built 333 Greene with condo finishes. But we will position it as a luxury rental.”

One of the city’s leading privately-owned full-service real estate brokerages,, is the building’s exclusive leasing and marketing agent.

Amenities include a furnished outdoor lounge, state-of-the-art fitness center and residents’ lounge, as well as storage and parking for an additional monthly fee.

There is no comparable property to 333 Greene in this corner of Brooklyn, according to Dayan. “The building is furnished with contemporary luxury but its true competitive advantage is the light and air and amenities,” he observes. “[It] is literally a floor above the rest in that it is taller than all the buildings in the vicinity. We installed expansive windows to fill the units with natural light and developed a huge amenity rooftop deck with games, recreational areas and dining areas for the tenants to enjoy the vast outdoor space.”
