Bluffstone Breaks Ground on Student Housing Community Near UIS

The Villas Downtown Springfield community will offer graduate students 72 units and 92 beds and 6,000 square feet of commercial and retail space, The State Journal-Register reports. The project was first proposed by Bluffstone as a five-story building with a request of $700,000 in tax increment financing funds from the city, which was later rejected.
The mixed-use development will include studio apartments, as well as one- and two-bedroom units. Monthly rents will range between $700 and $1,000, depending on the apartment’s size. Each suite will be fully furnished with full-size beds, living room furnishings and full-size Energy Star-rated kitchen appliances. The Villas will offer amenities in the common indoor area such as mailboxes, a social room and recreation center, study rooms and laundry facilities.
“The Springfield campus of the University of Illinois is growing, so it’s increasingly important that our students who intern in state government and with other downtown employers have more opportunities to live in the urban core of our community,” UIS Chancellor Susan Koch said.
Catalyst Construction Inc. was selected to handle the project build-out. The development has a projected total cost of $8.9 million.
