Beneficial Communities to Begin Work on South Miami Seniors Housing

Miami—Work will start soon on Metro South Senior Apartments at Sunset Dr. and SW 61st Ave. in South Miami, a south suburb of Miami. The property, developed by Beneficial Communities, will include 91 independent living units in a seven-story structure.
The height of the building had been a bone of contention between the city and the developer until recently, but the matter was ultimately settled, with the South Miami City Commission approving plans late last year. Completion is slated for early 2015.
The property counts as affordable housing, and it will be located across the street from South Mimai’s city hall. The developer will contribute to the creation of a new pedestrian crosswalk (with flashing lights) on Sunset Dr., as well as give $250,000 to the city to help maintain its parks and open spaces.
Metro South Senior Apartments amenities will include a café, game room, theater, fitness center and laundry room, all of which will be on the second floor. A four-story attached garage will also be available, which includes 91 parking spaces for residents (one for each unit) and 45 for visitors. There will be a leasing office as well as 2,600 square feet of commercial space on the ground floor.
The architect is Forum Architecture & Interior Design, which has worked with Beneficial Communities on other projects in the Southeast, including Gardenia Gardens in Gainsville, Fla., Golden Hills in Dahlonega, Ga., and Lulav Square in Miami. Forum is also the interior designer of the property, with Siltek Group as the GC.
