Basheer & Edgemoore Develops Innovative Townhouses in Va.

Woodbridge, Va.—Basheer & Edgemoore have opened Potomac Crest, a collection of 76 new townhome-style condominiums with three finished levels in Woodbridge, Va.
In the planning stages, Basheer & Edgemoore were looking for a way to improve on the costly, oversized “two-over-two” layout for its desired infill site, looking to move away from the two-story townhomes stacked to create a four-story building.
The innovative three-story townhomes were designed by award-winning architecture and planning firm, KTGY Group, Inc.
“What makes this really special is our client was adverse to doing the stacked-flat concept,” Mike Kingsley, KTGY’s principal, tells MHN. “The reasons were many. It’s a hard product to make work, in that the upper two levels are really great and spacious, but the lower living spaces are not quite as accommodating. There’s a great differential in terms of square-footage values between the lower two floors and the top two floors.”
KTGY worked with the density of what was planned and was able to provide Basheer & Edgemoore with what they wanted.
According to Kingsley, KTGY came up with the unique solution to place traditional two-story townhomes that were 18’ and 20’ wide in the middle and added smaller back-to-back style townhomes on the ends of each building with private garages underneath to create a three-story building.
Potomac Crest includes 1,310- to 2,100-square-foot homes and feature 9-foot first-floor ceilings, exquisitely detailed basics, spacious kitchen, living and dining areas, gas cooking, designer lighting and home media pre-wired. The master bedroom suite features generous closet space and an oversized shower. Additionally, each home has its own attached single-car garage and a private driveway for guest parking.
The property is walking distance from Historic Occoquan’s downtown district and river, and is situated conveniently near a metro to connect residents to major employers in the Virginia and Washington DC metro areas.
“By creating an alternate product that fell under the less restrictive International Residential Code (IRC) and had more market appeal, we were able to make the land purchase work,” Diane Cox Basheer, Basheer & Edgemoore’s principal, says. “The revised plan also created larger rear yards for outdoor living and provided the option of one to two patios/decks.”
