Argos Development’s The Montrose Residences have Sold Out

Washington—Real estate marketing company Urban Pace LLC has announced that all the condominium homes at The Montrose Residences, a 15-unit low-rise community in Washington’s prestigious Georgetown neighborhood, have sold. The building, the former home of Henry and Anne Hurt Home for the Blind, has recently undergone a three-year renovation and all of the luxury units were sold just six months after the project’s completion.
“We were absolutely thrilled at the success of the Montrose all around,” says Lynn Hackney, president of Urban Pace, which was tapped by developer Argos Development as the exclusive sales and marketing company for The Montrose Residences. “Considering the swift sales pace and achieving the highest price points in a new building in C.C. in many years, it was a home run. Argos Development delivered an outstanding building.”
Argos Development partnered with Potomac Investment Properties on the project, MHN reported earlier this year.
The historic 33,000-square-foot, century-old building’s upgrades feature a mix of two- and three-story floor plans that are offered in flats and two-story options and include finishes and features such as 6-inch plank white oak flooring, recessed lighting, Thermador stainless steel appliances, white Carrara marble countertops, solid cherry and maple cabinetry with under-cabinet lighting, Electrolux washers and dryers, and individual storage spaces. Additional architectural elements include 8- to 10-foot-plus ceilings and large windows.
Bathroom improvements include limestone walls, floors and shower floors combined with Waterworks fixtures.
Two off-street parking spaces are allotted per unit and most units include a private balcony. Two select units include private, in-home elevators and residences on the upper floors offer residents sweeping views of the Georgetown neighborhood as well as the Potomac River.
Located at 3052 R Street N.W. in Washington, the four-story building vaunts a walk-score of 89 with its close proximity to more than 500 shops, restaurants, art galleries, hotels and service establishments. The building is also directly across the street from the Dumbarton Oaks mansion and gardens.
