American Housing Ventures Brings the Best of Single-Family to Rental Living

That’s precisely what American Housing Ventures (AHV) is seeking to provide in its recently-announced Live Right concept in rental living. Communities under the Live Right banner deliver high-quality, energy-efficient single-family homes and the highly sought amenities and services of a Class A apartment property.

AHV’s first Live Right communities will be in San Antonio and Austin, Texas, where the company is developing 1,000 homes. AHV is finalizing a third community, and hopes to roll out the concept through primary Sun Belt markets.

“After spending the better part of the last decade in multifamily mortgage banking and more recently acquisitions, American Housing Ventures analyzed how the benefits of apartment living could be blended with the advantages of a single-family home rental,” AHV CEO Mark Wolf tells MHN.

“The pros of both apartment living and a single-family home rental can be seen in our concept called Live Right. Currently, only large funds and companies are buying and leasing large volumes of single-family homes in a ‘one-offs, two-offs’ rental concept. Through AHV’s Live Right mission, the company aims to revolutionize rental living by developing and building luxury rental communities of higher-quality, single family homes offering the same services and amenities of a traditional Class A multifamily property, with an emphasis on quality and service, for similar rents as apartments.”

He adds that Live Right communities are ideal for married couples, families, professionals, empty nesters/active adults, and more. “AHV feels that the only demographic not in our scope is the determined urban dweller,” Wolf says.

The single-family detached homes will offer two-car garages, front and back yards and expansive space. They will provide granite countertops, designer-selected flooring, and European full-access cabinetry.

Energy-efficient features incorporated into each home will include tankless water heaters, LED lighting, radiant barrier roof sheathing, cased dual-pane, low-e windows and high SEER-rated central heating and air conditioning units, along with new Energy Star appliances. All should play roles in lowering energy bills.

The communities themselves will serve up first-class amenities that include a clubhouse, resort-style pool, state-of-the-art fitness center, children’s playground, dog park, walking trails and open/green space.
