Affirmed Housing Group Unveils Affordable Apartments in San Diego Arts District
- Jul 06, 2012
San Diego—The artsy North Park neighborhood of San Diego is home to the city’s newest affordable housing development, following the unveiling of City Scene Apartments. Developed by Affirmed Housing Group and designed by San Diego architecture firm MW Steele Group to garner LEED certification, City Scene Apartments celebrated its grand opening on Thursday, June 28.
Located at 4105 Georgia Street, the 100 percent affordable apartment community features two one-bedroom, five two-bedroom and 24 three-bedroom residences available to those who earn 50 to 60 percent of San Diego County’s area median income. Select homes feature private balconies, and residents can take advantage of a two-level, below-grade parking lot.
Residents will be able to mingle in a number of common-area settings, including a community room and large recreation courtyard with barbecue. Also featured is an on-site laundry. Solar panels, light wells throughout and preferred parking for car-poolers, bicyclists and motorcyclists are among the green features of the sustainable development.
An eyesore of a partially built, failed market rate development stood on the site at the time of Affirmed Housing Group’s purchase. Affirmed redesigned the development, giving rise to a modern, affordable four-story apartment community that serves as a key component in North Park’s revitalization.
“North Park’s recent renaissance has made the area a very appealing place for individuals and families to live,” says James Silverwood, Affirmed Housing Group president. “City Scene residents will have easy access to some of the best arts, culture and dining venues in San Diego.”
Adds Kyle M. Hansen, executive vice president for U.S. Bank’s Commercial Real Estate division: “We are very pleased to continue this partnership and support Affirmed Housing Group’s quality developments.”
As a continuation of its support of earlier Affirmed Housing Group projects, such as Ten Fifty B, Riverwalk and Magnolia Court, U.S. Bank provided a $4.7 million construction loan for the building of City Scene Apartments. Additional financing was provided by Boston Capital and the San Diego Housing Commission.
The general contractor on City Scene Apartments was Wemers GC. Darsono Design Associates served as the landscape architect. The civic engineer was The Paul Design Group.
