Inpatient behavioral healthcare services provider Acadia Healthcare is the first tenant to sign a lease at One Franklin Park, the office project under development in Cool Springs, reports the Nashville Business Journal. Acadia will take over the ten-story project’s two top floors, representing about 20 percent of the building’s entire footprint. The 54,000 square feet that Acadia will lease at One Franklin Park is almost double its current headquarters located at Six Corporate Centre in Franklin, TN.

One Franklin Park will feature 272,720 square feet of office space, a 273-car structured parking facility and lower level tenant storage facilities. The project is expected to be LEED-certified. One Franklin Park is part of the 1.25 million square feet of office space that is envisioned at Franklin Park. All five Class A office towers will be 10 stories high and feature structure parking at a ratio of 5 spaces to 1,000 square feet under Franklin Park’s “Park + Parking” development strategy. All buildings are designed to accommodate Fortune 500 companies. Franklin Park also has build-to-suit development opportunities.

The 71-acre Franklin Park is being developed by Spectrum| Emery on the corner of McEwen and I-65 in Cool Springs. As previously reported, the mixed-use project broke ground in August 2012. Upon completion it will feature 1.25 million square feet of Class A office space, 300 multifamily units and an 11-acre park.
