400 South Tryon is ready for upgrades worth $2.2 million. The renovation extends from the front lobby through the rear retail corridor to the Church Street building entrance.

Improvements and upgrades worth $2.2 million are going to transform the lobby of the 600,000-square-foot office building located in the heart of downtown Charlotte. 400 South Tryon already kicked off a large-scale lobby renovation that includes a 4,000-square-foot tenant fitness center.

“Our tenants and the public won’t recognize the lobby when we’re done,” said Gary Chesson, founding partner at Trinity Capital Advisors. “We’ve worked quickly to conceive and implement the renovations. We’ll continue to look for ways to further transform 400 South Tryon, including marketing 8,000 square feet of retail space at the corner of MLK Boulevard and Church Street, overlooking Romare Bearden Park and BB&T Stadium.”

The overhaul planned to be complete by the end of the year will upgrade the current lobby and will modernize property’s features and architecture. Local company Studio Fusion is in charge of design. The renovation extends from the front lobby through the rear retail corridor to the Church Street building entrance. The rear entrance at Church Street will also undergo modern renovations.

The property’s owner is a joint venture between Charlotte’s Trinity Capital Advisors and DRA Advisors LLC. 400 South Tryon went under significant upgrades since spring of this year. The elevators, the parking deck, plumbing infrastructure, and security and fire alarm systems were modernized. The office building is currently 92 percent occupied and has a total of 36,000 square feet of vacant space. Duke Energy is the building’s major tenant.
