$23M Mixed-Use Community Coming to Greater Tampa

Jacksonville, Fla.—LandSouth Construction, a general contractor specializing in multifamily, senior housing and mixed-use development, has broken ground on a mixed-use apartment community in Lakeland, Fla.
The $23 million development, to be called Village on the Avenue, is being developed by Davenport, Fla.-based Village Partners and designed by Pennsylvania-based James S. Carr AIA & Associates LLC. The 12-acre community will be located at 6720 South Florida Ave., and is scheduled for completion in May 2017.
Polks County Planning Commission approved plans for the development in April 2015.
For Village on the Avenue’s construction, LandSouth will use its unique integrated construction approach, in which each service component works together to provide a seamless delivery system. Each component is performance enhanced with proven procedures, tested systems and the latest construction technology.
Residents will be able to choose from 259 garden-style apartments spread throughout six four-story buildings. The community will offer 10 floor plans with one-, two- and three-bedroom options, ranging in size from 732 to 1,375 square feet. Units will offer granite countertops, in-unit washers and dryers, as well as a private balcony or patio.
The community will also feature 20,000 square feet of amenity space, including a clubhouse, fitness center, large pool, tot lot, pet park and bike racks.

The Village on the Avenue is close to shopping, employment centers and restaurants as well as the ideal location to take advantage of all the natural recreation and entertainment venues the area has to offer,” said Joe Passkiewicz, senior vice president of development, LandSouth.
