Pearl Properties Completes The Granary in Philly
The Granary, a new apartment community in the Logan Square neighborhood of Philadelphia, near the Benjamin Franklin Parkway, has opened. Pearl Properties developed the 227-unit property, which was designed by DAS Architects.

Philadelphia—The Granary, a new apartment community in the Logan Square neighborhood of Philadelphia, near the Benjamin Franklin Parkway, has opened. Pearl Properties developed the 227-unit property, which was designed by DAS Architects.
The nine-story newly constructed Granary building at 20th and Callowhill streets sits next to the historic Granary structure, a 1925 grain elevator built by the Reading Co. that’s the last of its kind in Philadelphia. Renovation of the historic building, which is on both the Philadelphia Register of Historic Places and the National Register of Historic Places, is planned for the second phase of the development.
The Granary’s style is modern-day married with a rustic, industrial feel, according to the architect. The exterior siding is made of horizontal corrugated metal panels in dark and light tones that vary in color throughout the day. Multi-colored, patterned sidewalks highlight the building’s architecture, and an uplighting of the architectural features creates a halo-effect at night.
The apartments were designed with details evoking hospitality properties. “Coming home feels much like checking into a fine hotel, starting with the large lobby and extending to other social spaces,” a spokesperson for the architects tells MHN. Some of those spaces include a music room with a baby grand piano, a bi-level library, a club room with kitchen and eight-sided fire box, a fitness center with a yoga studio, a green rooftop garden, and even doggie daycare.
The property also includes sustainable elements, such as a green roof, bamboo flooring, recycled products and sustainable materials. Wheel cogs and other historical elements are featured throughout the public areas as art pieces.
