One MiMA Tower Penthouses Now on Market
Not long after putting most of the upper-floor residential units at One MiMA Tower on the market as rentals, instead of the condos they had originally designed to be, Related Cos. is putting the property's penthouses on the market as well.

New York—Not long after putting most of the upper-floor residential units at One MiMA Tower on the market as rentals, instead of the condos they had originally designed to be, Related Cos. is putting the property’s penthouses on the market as well. Located on floors 60 to 63 of the structure, the three-bedroom units will feature 10- to 15-foot ceilings and floor-to-ceiling windows offering natural light and panoramic vistas of New York City and the Hudson River.
One MiMA Tower is the name Related gave to the top floors of the building, which is called MiMA, to distinguish them as the condo portion of the property. Originally, everything above the 51st floor was to be for-sale residential space. Below that were rental units, as well as a hotel and off-Broadway theater space designed by Frank Gehry, and all of the property is on track to exceed LEED silver certification.
However, the extreme contraction of the for-sale residential market of the late 2000s made condo developers rethink their strategies, even in the upper reaches of the Manhattan market. A few months ago, when the floors just below the penthouses were put on the market, Daria Salusbury, senior vice president of Related who leads the company’s luxury residential leasing operations, told MHN that the company had no doubts that the switch to rental was the correct move. “We look forward to introducing to the market a unique leased residence product that delivers exquisite finishes and even more gracious layouts with helicopter views,” Salusbury says.
Regarding the penthouses, she tells MHN, “We’ve seen broad interest in the penthouse residences at One MiMA Tower. Customers come to us from the New York metropolitan area, across the country and throughout the world.”
The penthouse residences at One MiMA Tower range in price from $10,000 to over $25,000 a month, according to Related. That compares with rents on floors immediately below the penthouse levels, which go for about $3,800 to $11,500 a month.
Penthouse residents will enjoy access to M Club, a one-acre-plus health, recreation and entertainment space featuring a residents-only fitness club by Equinox, as well as the use of a private concierge-attended lobby. The property also offers amenities few others do, even in Manhattan, such as Dog City, which is a residents-only pet spa that includes grooming and training facilities, indoor and outdoor play areas, walking services, scheduled play dates and more.
