Denver—Wood Partners LLC has begun construction of Alta Alameda Station, a 338-unit community project in Denver’s historic Baker district, across the street from the Alameda Light Rail station.
“We’ve had our eye on the Baker area for quite some time,” Tim McEntee, Director at Wood Partners for the Rocky Mountain Region, tells MHN. “It’s a diverse community with a number of preserved historic homes that has been crucial to Denver since Baker was plotted back in the 1870s.”
The national multifamily developer also has two other luxury apartment communities in the Denver metro area—Alta Aspen Grove in Littleton and the upcoming Alta City House project, currently being constructed adjacent to Union Station.
“Alta Alameda Station—like our other Denver communities—is in a prime access location to Light Rail, which is the hub of Denver’s mass transit system,” McEntee says. “Walk across the street and you are steps from the trains that will take you north to downtown shopping, dining and entertainment as well as our three major league sports stadiums or south to the Denver Tech Center and all points in-between.”
The property will consist of three buildings, each four stories tall and will contain a mixture of studios and one-, two- and three-bedroom units. Each of the units will have a patio or deck and vinyl plank flooring in the entryway, kitchen and bathrooms. Units also come equipped with full-size washers and dryers, granite kitchen countertops, hardwood cabinets, stainless steel appliances, oval soaking tubs in master bedrooms and walk-in closets. There will also be iPod docking stations, high speed Internet and networking.
Alta Alameda Station also will be an environmentally sound community featuring a sustainable green design and an outdoor orientation.
“In a city such as Denver and a neighborhood such as Baker, it’s important to build a community that plays to an active outdoors lifestyle,” McEntee says. “We expect the courtyard and rooftop terrace to get a lot of use from the day the doors open. You can’t build a community in an area like this without being ultra pet friendly, which is why we’ve included both a dog park and a dog washing station.”
The complex also includes a set-aside route for a bicycle-pedestrian path that will connect to the Alameda Light Rail station as well as the Platte River Greenway and a planned lifestyle mall south of the station.
For those who prefer to get their exercise indoors, Alta Alameda Station’s a state-of-the-art fitness center will be accessible 24 hours a day and feature free weights, cardio and strength machines, plus yoga and spin areas. Other amenities include a serenity/meditation room, secured parking and storage areas, business/office with wireless Internet, grilling area with flat panel TVs and a resort-style swimming pool area.
An interesting component to the design will be the inclusion of artifacts from Colorado’s film production history as Alta Alameda Station is being built on the former site of the Denver Studio Complex, which was where many of the courthouse and office scenes for the Perry Mason TV series were filmed.
“We’ve secured artifacts from the old studio and they will be preserved as design elements in our community,” McEntee says. “My favorite is the witness box during the Mason series.”
McEntee also promises that the community will be built with the same luxury amenities using environmentally conscious building methods for which Wood Partners has become known.
“Alta Alameda Station reflects our commitment to locating energy-efficient, transit-oriented apartment homes in vibrant, urban neighborhoods with easy access to local entertainment, dining and shopping,” he says.
Alta Alameda Station is expected to be open for lease in the summer of 2013 and is expected to be complete in early 2014.
