Mill Creek Breaks Ground on Luxury Charlotte Property
Modera SouthPark is being developed in partnership with Hawthorne Residential Partners.
Mill Creek Residential has broken ground on its first ground-up development in Charlotte, N.C.—Modera SouthPark, a 239-unit luxury multifamily community being developed in partnership with Hawthorne Residential Partners.
Located at 7740 and 7741 Liberty Row Drive, the mid-rise community is slated for its first move-ins by spring 2024.
Mill Creek previously developed Alister Uptown, a boutique community located at 810 E. 7th St., in Charlotte, and plans to launch its new national brand of single-family rental homes in Charlotte. Announced last month, Amavi by Mill Creek will have its first groundbreaking in Charlotte this year in the first quarter and will feature townhome and cottage-style single-family rentals.
Modera SouthPark is also Mill Creek’s first ground-up development in the Carolinas and its first Modera property in the Carolinas. Alex Eyssen, senior managing director for Mill Creek Residential, said in a prepared statement Modera SouthPark will be the final piece of a master-planned development that offers residents one of the most attractive living, dining and shopping destinations in the Southeast. The community is located within 1 mile of more than 65 restaurants, 1,200 hotel rooms and numerous entertainment and nightlife options. Two major retail centers, Southmark mall and the open-air Phillips Place, are also nearby. Modera SouthPark will be situated on “The Loop”—a planned 3-mile urban bicycle and pedestrian trial.
Property Details
The community will offer studio, one-, two- and three-bedroom homes with an average size of 1,100 square feet. Apartment interiors will include a choice of two designer kitchen finishes, stainless steel appliances, quartz countertops, tile backsplashes, upgraded fixtures, designer lighting, oversized kitchen islands and spacious bedrooms.
Community amenities will feature private storage, shared coworking areas, private furnished offices, fitness center, clubrooms, pool, four courtyards, golf simulator and a secured parking garage with electric vehicle charging stations.
Growing Mill Creek
Mill Creek, which has an active development pipeline, was busy last year with numerous construction starts. In June, Mill Creek began development of Modera Coral Springs, a luxury, mixed-use community in Coral Springs, Fla., which will have 351 units and more than 14,600 square feet of retail space. It is expected to be ready for move-ins by summer 2023.
A month earlier, Mill Creek topped off Modera Katy Trail, a 14-story, 217-unit multifamily community in the Uptown District of Dallas. The luxury apartment asset is slated for move-ins this spring.
In February 2021, the company began construction on Modera Woodbridge, a mixed-use, 279-unit community in Woodbridge, N.J., and Modera Skylar Phase II, a 97-unit community in downtown Miami that will go along with a 166-unit community acquired in 2018.
