Construction of roads, landscaping, amenities and utilities for a new 34-lot master-planned residential community in the Texas Hill Country is underway in the first of three phases for development of Trinity Oaks Preserve.
The gated community will be built along State Highway 281 on a site in Round Mountain, Texas, that is within an hour commute to San Antonio or Austin, Texas. 281 Round Mountain LLC, a privately held land developer run by the father and son team of Grant and Travis Dean, also plan to include three to four commercial sites at the front of the development that could feature cafes and restaurants, coffee shop, wine tasting room or retail shops. A land sales office is currently set up on one of the commercial sites. Key partners include partial funding from FirstCapital Bank of Texas and architectural designs by Delineations.
Buyers will acquire land tracts of 3+ acres and can hire their own builder or Cactus Construction, the Deans’ construction firm, to design a custom home. However, there are architectural guidelines for the community to ensure the homes adhere to certain square footage minimums and architectural designs, Grant and Travis Dean told Multi-Housing News.
“Along with Cactus Construction, several of the area’s top quality custom builders have expressed interest in building custom spec homes in Phase 1 of the development,” the Deans told MHN. “Model home construction is expected to start Oct. 1.”
The Deans want amenities to be available to all the potential residents so they have included development of the community amenities in the first phase. Plans call for a large outdoor pavilion, community fire pits and BBQs, a fully-stocked fishing pond, organic gardens and native hiking trails. Two gated entrances will be monitored 24/7 to provide residents and guests secure access from Highway 281 and County Road 305 (Old Marble Falls Road).
Travis Dean also noted that a key feature of the property will be the installation of high-speed Internet that will enable residents to telecommute. Other highlights will include underground utilities, curbed streets, private water system and natural green belts.
Grant Dean noted the Austin and San Antonio job markets are outpacing the housing supply in those cities and there is a need for more residential options to meet the demand of the growing population. The Deans also say workers are increasingly looking for less expensive options outside the city limits of both metros. Trinity Oaks Preserve is less than 70 miles north of San Antonio and about 46 miles west of downtown Austin.
“The cost of living in Austin and San Antonio has shot up significantly over the past few years that many families are moving further and further outside the city limits. People are realizing it takes the same amount of time to drive from the south to north ends of Austin/San Antonio as it does to commute from the Texas Hill Country region into Austin/SA,” the developers said.
