Landmark JV Buys Land for 826-Bed Student Community
The Columbia, S.C., property will be ready for occupancy in August 2026.
A partnership between Landmark Properties and Peninsula U.S. has acquired a 67-acre site in Columbia, S.C. Plans call for the construction of a 197-unit, 826-bed student housing community.
Landmark Cottage Construction, the company’s in-house general contractor, will manage construction. The property is anticipated to open for occupancy in August 2026.
The news comes on the heels of Landmark Properties and CRG’s sale of The Standard at Columbia, a 678-bed student housing community located some 3 miles from the site.
The unit mix will include two- to six-bedroom floorplans. Apartments will be fully furnished and feature stainless steel appliances, washers and dryers.
Common-area amenities will consist of an outdoor swimming pool with sundeck, cabanas and hammocks, a Jumbotron and outdoor grilling stations. Additionally, the property will feature a sand volleyball court, sports simulator, fire pits, clubhouse with fitness center, study spaces and a computer lab.
The cottage-style community will rise at 1050 Idlewild Blvd., close to the University of South Carolina’s main campus and the William-Brice Stadium. The project will also be near an 800-acre, $1 billion development that will be used for commercial and entertainment purposes upon completion.
Landmark’s growing student housing inventory
Landmark Properties’ student housing portfolio currently consists of more than 115 communities across the U.S. and around 72,000 beds under management. The company also has 23 student and multifamily projects under construction or in different planning stages.
In February, the firm broke ground on The Standard at Philadelphia, a 429-unit, 1,236-bed student community. Also expected to come online in August 2026, the property will be aiming for LEED Silver certification.
