Fore Develops $35M LEED-Gold Luxury Community

Owings Mills, Md—Fore Property Co., a national multifamily developer and owner, has started development on a $35 million, eco-friendly community in Owings Mills, Md.
The community, called Groveton Green Apartments, will feature 226 units. It is certified LEED gold, and will have energy efficient windows, Energy Star appliances and lights, high-efficiency HVAC units and enhanced insulation. Additionally, Groveton Green will include MERV 9 air filters and low VOC paints.
Groveton Green’s sustainability echoes Fore’s philosophy of bettering the community.
“Fore has been around for 30 years,” Jim Sullivan, vice president, Fore Property Co., tells MHN. “In the late ‘90s and early 2000s we actually had a dual focus for the company: We developed market-rate properties, but we also did a fair amount of affordable and low-income housing. It was the dual business track of for profit while also doing some good. In the middle of the 2000s we got into green building as a way to provide energy efficiency, clean living and healthier living environments for the residents—trying to do some good within the industry.”
In addition to being green, Groveton Green offers luxurious amenities for its residents, distinguishing the community in the area.
“This project stands out in a number of ways,” Sullivan says. “It’s not only the first LEED-designed building in the area, it’s also the first LEED Gold. It also stands out because of the high-end amenities that we’ve put into the complex. It has an 8,600 square foot clubhouse, it has designer espresso cabinetry and it has upgraded stone countertops. So overall, the full package really stands out. We’re also very pet friendly—we have a dog park and an indoor dog wash. It’s a designed property where you can have the high-end lifestyle and luxury, yet also be green and eco-friendly, and not have to lift a finger.”
Other amenities include a Zen garden, a pool with a two-story waterfall, fire pits, barbecue areas and covered parking.
Ultimately, Fore is hoping that Groveton Green will benefit the entire community.
“We’re very excited about the overall property, and we’re also excited to be one of the first to start redevelopment within the area, bringing in about $35.6 million of construction costs to build that project,” Sullivan says. “We’re excited to stimulate growth coming out of the recession and stimulate new development within that market.”
