New York—Alfa Development is constructing Chelsea Green, a 14-floor, 51-unit multifamily building in Manhattan.
Located at 151 West 21st St., the building will be the latest addition to the company’s green collection of sustainable buildings.
“In developing Chelsea Green, we focused our attention on more substantial pursuits than just creating a ‘luxury’ building,” Michael Namer, Alfa Development’s founder and CEO, tells MHN. “We considered the residents’ quality of life, the design’s longevity, and the materials’ quality. We want to shift the concept of luxury from brand recognition to quality recognition.”
The building will feature one‐, two‐ and three‐bedroom units, only five of which are still on the market. A four-bedroom penthouse will offer over 3,000 square feet of interior living space with a private roof terrace and unobstructed views of the city skyline.
“Residences at Chelsea Green will be elegant and timeless,” Namer says. “Richly graphic walnut floors and doors accent the living spaces; lush marbles and limestone clad in the bathrooms, and terrazzo Caesarstone countertops accent the kitchen.”
Designed by the award‐winning architects of Stephen B. Jacobs Group, Chelsea Green integrates modern design with state‐of‐the‐art green technology systems. The building’s amenities focus on the concept of healthy living through its Wellness Center comprised of a lounge, fitness room, spa with sauna and treatment room, and a rooftop lounge.
Each residence will feature The Eric Ripert Kitchen by Poggenpohl, which is the first collaboration between chef and owner of the Michelin-starred Le Bernardin and a residential building. Kitchens will include Liebherr refrigerators, energy efficient dishwashers by Bosch, ovens by Smeg, induction cooktops by Miele, and water‐conserving faucets designed by Grohe.
“At Chelsea Green, our amenities package provides an opportunity for sustainability and renewal for residents,” Namer says. “Our emphasis is to create a sanctuary from the moment you enter the building, as if you lived at a boutique hotel. Our Wellness Center will provide residents with serene spaces to relax, socialize and exercise. A shared rooftop lounge will be a great place to watch the stunning Manhattan sunsets.”
The building also includes a Media Café, where residents can enjoy billiards, make an espresso, work on their laptops, or arrange private, rooftop yoga classes.
The building is expected to be LEED Version 3 Gold‐certified.
“LEED Version 3 Gold-certified means the homes are sustainable and the residents will be living in a very healthy environment,” Namer says. “This is a major selling point to discerning buyers; points like filtered fresh air and filtered in-line drinking water matter. Ultimately, residents will have a home in which their guests and family are happy and comfortable, and that’s the ultimate reward for us as developers.”
