2018 Apartment Transactions
A quarterly comparison of apartment transactions over the past four years indicated an 18.1 percent year-over-year increase in the fourth quarter of 2018.

Total investment volume for apartment transactions increased by 18.1 percent or by roughly $12.9 million in the fourth quarter of 2018, compared to the same interval in the previous year, with 7,556 properties sold in the fourth quarter of 2018 and 7,281 assets traded in the fourth quarter of 2017. Per-unit prices grew by 10.4 percent in a comparison to the same quarter in 2017 and by 15.7 percent compared to 2016. Compared to the first quarter of 2018, total investment volume increased by 46.9 percent or more than $26.8 million in December 2018. Some 507,000 units traded in the fourth quarter of 2018 for an average price of $165,752 per unit, compared to the 403,661 units that sold for an average $141,647 per unit in the first quarter ending in March 2018.

Total investment volume for apartment transactions decreased by 88 percent or by roughly $36 million in the third quarter of 2018, compared to the same interval in the previous year, with only 473 properties sold in the third quarter of 2018. A total of 3,200 properties traded in the third quarter of 2017. Per-unit prices grew by 5.4 percent compared to the same quarter in 2017, and by 20 percent compared to 2016.
In comparison to the first quarter of 2018, total investment volume decreased by 85.7 percent or approximately $29.2 million in September 2018. Only 31,219 units sold in the third quarter of 2018 for an average price of $156,188, compared to the 234,111 units that traded for an average $145,542 in the first quarter ending in March 2018.

Total investment volume for apartment transactions increased by 9 percent or roughly $3.2 million in the second quarter of 2018, compared to the same interval in the previous year, with 226,675 units sold in the second quarter of 2018 and 269,508 units traded in the second quarter of 2017. Prices per unit grew by only 0.15 percent in a comparison of the same quarters in 2018 and 2017.
Compared to the first quarter of 2018, total investment volume decreased by 3.2 percent or approximately $1.1 million in June 2018. In the second quarter of 2018, 226,675 units sold for an average price of $145,487, compared to the 234,111 units that traded for an average $145,542 in the previous quarter.

Total investment volume for apartment transactions increased by 14.4 percent or roughly $4 million in the first quarter of 2018, compared to the same interval in the previous year, with 213,505 units sold in the first quarter of 2018 and 216,670 units traded in the first quarter of 2017. Prices per unit grew by 16.1 percent in a comparison of the same quarters in 2018 and 2017.
Compared to the fourth quarter of 2017, total investment volume decreased by 29.2 percent or approximately $13 million in March 2018. The 213,505 units sold in the first quarter of 2018 went for an average price of $147,966, compared to the 302,918 units that traded for an average $147,254 in the fourth quarter ending in December 2017.

Total investment volume for apartment transactions on a year-over-year basis decreased by 18.6 percent, or roughly $7.8 billion, in the fourth quarter of 2017. A total of 219,151 units were sold in the fourth quarter of 2017 and 299,294 units traded in the fourth quarter of 2016. However, compared to the fourth quarter of 2016, prices per unit increased by 11.1 percent.
Compared to the third quarter of 2017, total investment volume decreased by 12.1 percent, or approximately $4.7 billion, in December 2017. Roughly 220,000 units sold in the fourth quarter of 2017 at an average price per unit of $155,726, compared to the 259,192 units that traded for an average $149,785 per unit in the third quarter of 2017.
