The 112-unit development features one- and two-bedroom units designed with the comfort of older people in mind. Residences have a monitored emergency call system, full-size washer-dryers, fully equipped kitchens with dishwashers, microwaves, islands and pantries and ample storage space in walk-in and linen closets.
The property was designed by Slocum Platts Architects, P.A. and built by Roger B. Kennedy Inc. It broke ground in October 2016, and is welcoming its first residents in mid-February. Located minutes from Tallahassee’s downtown district, Kenwood Place offers rental rates below the city’s average of $719 a month.
“The Kenwood Place site was a portion of a much larger tract of land,” Wendover Housing Partners development associate Ryan von Weller told MHN.
“It is an interior site, with a lengthy access road leading to the development itself. As such, Kenwood Place seems to be isolated by natural habitat even though it is located just off one of the largest intersections in the city. The access road itself presented some easement challenges, particularly with utilities, but our team was able to work with neighboring land owners to reach amicable resolutions for all parties. There were multiple bidders for the site and Wendover Housing Partners was ultimately selected based on our years of successful affordable housing experience.”
An American Seniors Housing Association market brief has reported that the demand for senior housing will increase from 1.4 million units in 2015 to 3.2 million units by year 2040. A mission of Wendover Housing is addressing the immediate need for cost-effective options. “While our units are affordable for seniors on a restricted budget, they’re designed with the same style and amenities you’ll find in high-end apartment communities,” Wendover president and founder Jonathan L. Kenwood Place mirrors other Wendover senior living projects in Florida in providing residents opportunity to participate in community-wide events and activities. Based in Altamonte Springs, Fla., Wendover Housing Partners has created a number of similar Sunshine State senior living communities, including Haley Park in Tampa, The Landings at Sea Forest in New Port Richey, Marci’s Pointe in Jacksonville and Heritage Village Commons in Longwood, north of Orlando.
