Leasing Begins at Eleven55Ripley in Suburban D.C.

Silver Spring, Md.—Home Properties has started leasing its newly constructed multifamily property, Eleven55Ripley. The apartment complex includes two buildings in downtown Silver Spring, Md. The asset also counts as TOD, since it’s close to the Silver Spring Transit Center, a transit hub housing the Silver Spring Metro station (Red Line), MARC station, and Metrobus platforms.
Designed by the Washington, D.C.-based Shalom Baranes Associates P.C., Eleven55 Ripley features a 21-story apartment tower — now the tallest building in Silver Spring. The tower features The Flats, apartments that begin on the fifth floor and continue to the 21st floor. The unit mix includes studios, one- and two-bedroom options, some with dens. Also part of the tower is The Towns — seven three-story townhomes that are expected to be available for leasing in March 2014.
Residents of The Flats’ began moving in during December. Eleven55 Ripley’s smaller, five-story building, The Lofts, is adjacent to the tower and features 28 loft-style units that are slated for leasing beginning in the second quarter of 2014. The entire property’s leasing office is located on the first floor of the tower.
Common amenities include Sky Deck with a rooftop pool, lounge and grill area; and Sky Lounge, with a 3,000-square-foot clubroom and catering kitchen. Residents will also have access to video gaming room, high-definition theater, a two-story fitness center with yoga room, and a garden terrace.
A less common amenity is a public pocket park adjacent to the tower. The green space commemorates the work of environmentalist Rachel Carson, who lived in Silver Spring when she wrote Silent Spring in the early 1960s. Rochester, N.Y.-based Home Properties plans to attain LEED Gold for the property.
