Fountain Residential Partners Breaks Ground on 1,100-bed Student Community

13.38 - beechwood - project plates (2014Fayetteville, Ark.—Fountain Residential Partners and Specialized Real Estate Group (SREG) are ready to break ground on the first phase of a 1,100-bed student housing neighborhood, Idyll Village, that will serve the University of Arkansas in Fayetteville, Ark. The first phase will include 670 beds, followed by a second phase that will add 430 more beds. The community will be located two blocks from the university.

“This development is the best of both worlds,” says Seth Mims, SREG partner and president. “Proximity to campus combined with the connected neighborhood feel that students love, all wrapped up in a modern green design. This concept should be highly successful in the Fayetteville market.”

Idyll Village, designed by locally-based Modus Studio, will feature nine different home designs that will envelop an 8,000-square-foot clubhouse that will host an assortment of amenities, including a resort style swimming pool. Other amenities in the clubhouse will include study rooms, a fitness center, active lounge and other study areas. The nine different home designs will include one-, two- and three-story models with private porches and balconies in select bedrooms.

Living areas in the units will vaunt granite countertops, stainless steel appliances, “wood-looking” flooring, and premium furniture package and 50-inch flat screen televisions. Select units will include in-home game rooms with pool tables and a wet bar that overlooks a two-level volume living room. Utilities will include high speed broadband, WiFi and extended cable.

A park will serve as a centralized focal point of the community and will connect to the 36-mile Razorback Greenway, which offers access to campus and nearby retail centers. Walkable streets will include ample parking for both cars and scooters, and electric vehicle charging stations will also be located throughout.

“On average, these types of cottage communities, in similar campus markets, are located 2 miles or more away from campus and require long commutes that put strain on students and local residents, alike, and end up distancing students from easy access to campus for participation in athletics, Greek functions, and other on-campus activities,” says Fountain Residential President Brent Little. “Idyll Village is uniquely located near campus away from established single family neighborhoods and will have the synergy with surrounding student housing and the commercial thoroughfare that is MLK Boulevard.”
